SE1 comprises a vast area of London from Vauxhall over to Tower Bridge and slightly beyond, encompassing Waterloo, Southwark, London Bridge, Lambeth North, Borough and Elephant & Castle underground stations. Commonly referred to as Southbank due to its locality to the Thames, the area has a vibrant and dynamic mix of culture and creativity which has been long associated with the arts. The Southbank has undergone a material transformation in recent years, with substantial redevelopment which has produced striking modern buildings, for residential, office & leisure uses. Developments such as Strata, St George Wharf and One Blackfriars are all residential buildings which help the 400,000 people that live in Southwark and Lambeth. Offices in the area include The Blue Fin Building, South Bank Central, More London and of course one of London's most iconic office buildings, The Shard. The world famous building completed in 2012, including 600,000 sq ft of office accommodation with 30 office occupiers from 10 different business sectors, the building is over 85% let. Another 0.8 million sq ft of offices are currently under construction in the Southbank.
The area has a true range of occupiers and has had an influx of media and advertising agencies such as News UK, Al Jazeera and Omnicom who have recently jointed established SE1 residents ITV and Time Inc. Other occupiers include financial advisers Duff & Phelps, law firm Norton Rose Fulbright and food conglomerate Kraft Heinz, highlighting the vast difference of occupiers within the postcode. Shared workspace provide WeWork has recently committed to bring the world's largest co-working space in Almacantar's development Two Southbank Place where they will occupy 280,000 sq ft near Waterloo station.
The diversity of occupiers illustrates the significant change the Southbank has experienced in recent years as do the eclectic mix of amenities that there are to offer. Borough Market, Maltby Street Market, Mercato Metropolitano and Flat Iron Square are all street food markets in SE1 that provide plenty of variety, as well as bars and restaurants. A number of hotels are located in the area including The Shangri-La at The Shard, The Mondrian and Citizen M.
London is a renowned tourist city and SE1 has some of the most popular tourist destinations the capital has to offer. Tate Modern and Southbank Centre attract a staggering 5.84 million and 3.9 million people a year respectively, while The Shard and London Eye are 2 of London's more iconic structures. The Imperial War Museum, OXO Tower and City Hall are other famous landmarks South of the River that attracts tourists and Londoners alike.
SE1 is also home to one of London's oldest hospitals, St Thomas' hospital, founded by Augustinian monks in the thirteenth century. The hospital was previously located in the borough of Southwark but is now in Lambeth SE1, on Westminster Bridge Road. Also based in SE1, is Guy's Hospital, which was founded by Thomas Guy in 1727, located near to London Bridge station, just off of Borough High Street.
The public transport infrastructure includes mainline services from Waterloo, London Bridge and Elephant & Castle Thameslink with underground stations at Lambeth North, Southwark, Waterloo, Borough, London Bridge and Elephant & Castle. Waterloo station is currently London's busiest station with over 99 million entries every year and it is easy to see why it is a popular London office location. TFL are currently improving London Bridge station which is due to complete in Spring 2018 and there are discussions to extend the Bakerloo line past Elephant & CAstle and through Old Kent Road to Lewisham.
