BBG acquire Hempsons House headlease for Infrared Capital Partners

Acting on behalf of Infrared Capital Partners, BBG has acquired the head-lease interest of Hempsons House, Villiers Street, WC2, a 19,300 sq ft building south of Charing Cross Station.

Hempsons House is a highly visible and prominent 19,300 sq ft office and retail building offering spectacular views over Victoria Embankment Gardens to the east and south over the Thames towards the Royal Festival Hall and the London Eye. Accountants PwC has one of its main London headquarters in the adjacent 400,000 sq ft Embankment Place whilst the retail benefits from a high football along the pedestrianised Villiers Street linking Embankment Underground Station to Strand and Charing Cross.

The head-lease was acquired for £25 million, a NIY of 5.2% and capital value of £1,300 per sq ft.
